Fees are quoted as a percentage of collected rent or a flat monthly amount, depending on the property. Your proposal lists every fee that can ever appear on a statement. If a fee is not in the proposal, we do not charge it.

Privacy Policy
Spruell Group LLC respects the privacy of owners, residents, applicants and visitors.
What we collect
Information you give us through a form or by email (name, email, phone, property address). If you apply to rent, we also collect identification, income and employment documentation, rental history, and authorization to run credit and background checks. Our web server keeps standard records such as IP address, browser type and pages viewed.
How we use it
To respond to your inquiry, provide management services, evaluate rental applications against our written screening standard, meet legal and tax obligations, and keep this website working.
What we do not do
We do not sell your personal information and we do not share it for third-party marketing. We share it only with service providers who do work for us, with the property owner where the matter concerns their property, and where required by law or court order.
Consumer reports
Rental applications involve consumer reports from third-party screening services. If an application is denied in whole or in part because of information in a consumer report, you receive an adverse action notice identifying the reporting agency and explaining your right to a free copy of the report and to dispute its accuracy, as required by the Fair Credit Reporting Act.
Security and retention
We keep records as long as law, our agreements and our insurers require, with reasonable safeguards. No internet transmission is completely secure, so please do not email Social Security numbers or bank account numbers. Deliver those to the office.

You may request access to, correction of, or deletion of the personal information we hold, subject to our record-keeping obligations. Write to darius@spruellgroup.com.
